Ongoing virtual assistance – hourly or monthly flat fee packages

Property Management back office and day to day operations.

All-inclusive or customize to fit your needs.


The all-inclusive monthly package or hourly rate does not include the following one-time projects:

1) Initial Property Management software implementation & set up your property management software to maximize all features.

2) Existing property management software review, audit & reconciliation.

3) Integration or transfer databases for software changes.

4) Create your business set up – company office start-ups or existing companies.

5) Acquisition ~ Due diligence reporting. 

6) Initial bank account review or reconciliation.


However, a discounted rate of 15% off each one-time project will be applied if you to choose to add to the monthly package. 


Portfolio size pricing (portfolio size is determined by number of doors)

a. 1 to 50 $148

b. 51 to 75 $191 

c. 76 to 125 $276

d. 126 to 200 $340

Anything over 200, contact for pricing.

Accounting:

1. Bank account & credit card reconciliation (initial one is not included. This is ongoing only)

2. Cross reference tenant rent payments. Reflects on bank statements and tenant ledgers.

3. Accurately categorize transactions

4. Monthly financial reports

5. Accounts payable & bill pay

6. Accounts receivables

7. Track profit by asset

8. Owner & management disbursements

9. Tax-ready financial statements

10. Easily manage your bill pay, payroll & more

11. Owner, tenant, & vendor ledger reviews

12. Accurate Trust accounting 

13. Balance sheet accounting

14. End of year statements and 1099 preparation

15. Ongoing support for business planning, ensuring correct GL codes are used, reconciling billable labor hours, etc.

16. Troubleshooting imbalances and correcting tenant and client account errors which includes accurate P&L and Balance Sheet

17. Auditing rent rolls

18. Property management company financials using Realtyzam.com

a. Enter income and expenses on a monthly basis

b. Bank reconciliations

19. Posting tenant rent payments

Rent Collections–if tenant doesn’t pay rent by due date per the lease, a courtesy message will be sent as a reminder. If after that the rent is not paid, the proper notice to pay rent per your state will be sent.

20. Audit-Reconcile each ledger to ensure accuracy once payment is posted. Will add maintenance charges, property management fees or any other fees. The balance will be disbursed to the owner

21. ACH payments must be set up by you for me to do the monthly disbursements to owners

22. A monthly rent ledger will be sent to each owner for their records

23. Send out Year End statements

24. Send annual 1099’s to owners

Leasing:

1. Send lease renewal reminders to owners 90 days prior to lease expiring to ask their intentions (continue to lease or sell, possible rent increase)

2. Send lease renewal reminders to tenants after communicating with the owner. If tenant doesn’t want to renew, send them notice that they must provide appropriate notice per lease and allow the home to be marketed for rent.

3. Application processing and tenant screening includes electronic signatures. If applications are not processed on your software, the fee is $75 application fee per person over 18 that can be paid by tenant or you. 

4. Post tenant rents and any charges to them if applicable

5. Post available properties on websites (Your MLS, Zillow, Hotpads, Craigslist). You must provide photos of the home. If a website requires a fee to list, that cost is not included in your monthly fee.

     a. Initial ad Posting to social media accounts, facebook swap & shop, market places, craigslist, Zillow, MLS

     b. Ad description writing

     c. Daily Ad Posting: Create and post ads daily on Facebook, Buy/Sell   Groups, and other platforms per your request with your contact information and your specific social media platforms

Monthly Flat Fees & Hourly Rates

Portfolio size pricing (portfolio size is determined by number of doors)

  1. 1 to 50  $400
  2. 51 to 75 $475
  3. 76 to 125 $550
  4. 126 to 200 $650

Anything over 200, contact for pricing.


Hourly is $25 


If you prefer to have accounting only or leasing only, either option is reduced by 50% of the above prices.
